OpenImmo XML Import

Since 2001, OpenImmo has been continuously developed by various representatives of the real estate software industry within OpenImmo e.V.
We have also been a full member of OpenImmo e. V. since 2015 and regularly work closely with representatives from ImmobilienScout24, Immowelt, FlowFact, onOffice, and others on the future of data exchange in the real estate industry.

WP-ImmoMakler seamlessly integrates OpenImmo and WordPress. Data is exchanged between the real estate agency software and your WordPress website using the industry-standard OpenImmo-XML format. The real estate agency software writes the property data to an XML file and uploads it—along with images, PDF property descriptions, and other documents—via FTP to an upload directory on your WordPress web server.

WP-ImmoMakler is therefore a full-featured OpenImmo WordPress plugin: With every page view, it monitors this directory for new files and automatically imports the real estate data directly into the WordPress database. Once set up, you no longer need to log in to WordPress to manage your listings—you can create, edit, and delete listings directly from the real estate software, just as you’re already familiar with from portals like ImmobilienScout24, Immowelt, or kleinanzeigen.de.

Why Use OpenImmo XML Import for WordPress?

Real estate agents who want to showcase their listings on their own WordPress website often face the challenge of how to display data from their agency software on their site in an efficient and up-to-date manner.

The OpenImmo standard solves exactly this problem:

No duplicate entries

Property data is entered once in the real estate software and automatically updated on the WordPress website.

Always Up-to-Date

New, modified, and deleted properties are automatically synchronized with every import.

Vendor-neutral

OpenImmo-XML is supported by nearly all popular real estate brokerage software solutions (onOffice, FlowFact, Propstack, and many more).

SEO-friendly

The property listings are available directly as WordPress content. This allows them to be fully optimized for search engines—including custom URLs, meta tags, and structured data.

FAQ on Importing OpenImmo into WordPress

  • What is OpenImmo XML, and what is the purpose of importing it into WP-ImmoMakler?

OpenImmo is an industry-wide XML standard for exchanging real estate data. The import feature in WP-ImmoMakler reads OpenImmo XML files (e.g., exported from real estate software or an agent management program) and automatically creates real estate posts in WordPress or updates existing ones.

  • Which real estate software programs or providers export OpenImmo-compatible files?

Die meisten gängigen Maklerverwaltungsprogramme (z. B. FlowFact, onOffice, Immosolve, Propstack u. a.) unterstützen den OpenImmo-Export. Jede Software, die sich an den offiziellen OpenImmo-Standard hält, sollte kompatibel sein. Eine vollständige Übersicht aller angebundenen Maklersoftware-Partner finden Sie hier.

  • For which WP-ImmoMakler licenses is the OpenImmo import available?

A ZIP file containing the.xml object file and the associated images/attachments in the same archive is expected, as specified in the OpenImmo standard.

  • Does it support multiple import sources at the same time?

Yes, multiple import directories or sources can be configured simultaneously, for example, when objects come from different software systems.

  • How does the plugin determine whether an object is new or needs to be updated?

The unique OpenImmo property ID (objektnr_extern) is used as a key to identify and update existing properties, rather than creating duplicates.

  • What happens to objects that have been deleted or deactivated in the software but had already been imported?

Items that are no longer included in a subsequent delivery or are marked as "deleted" in the XML will be automatically deleted or removed from WordPress, depending on the settings.

  • Are images and documents (property description, energy performance certificate) imported as well?

Yes, images and attachments included in the OpenImmo package are automatically extracted, assigned to the properties, and stored in the media library.

  • How are custom fields or additional information that are not included in the standard mapping handled?

Fields that are not mapped by default can, in some cases, be imported using free-text or additional fields, or processed individually using filters or hooks.

  • Do I need to reconfigure anything related to the import after a plugin update?

WP-ImmoMakler includes its own child skin for customizing the real estate display. This ensures that the import settings and all customizations are preserved; for major version updates, it’s worth checking the changelog for changes relevant to the import process.
